The actual value of the house is NOT the property assessed value

Many buyers are operating under the misconception that a home’s buying price needs to be just above its tax assessed value. In other words, they believe that tax assessed is the identical thing as “what a home is valued.” This is really not the case, but just this month I’ve found no less than three potential buyers selling vancouver real estate who refused to offer anything higher than the tax assessment value on homes they truly loved.

To refute this (at least in the Vancouver bc real estate market), many representatives have begun highlighting phrasing like “priced under assessed value” in their marketing materials for the home’s sale. This has not mattered. Instead, what’s occurring is that buyers’ misconceptions are seemingly validated and, thus, perpetuated. Remax Vancouver agents say that “Purchasers see such abodes as ‘good deals,’ but in truth they are not.” The ASSESSED VALUE is determined by the public tax collector. (At BC this remains a provincial crown corporation referred to as BC Assessment.) The entire purpose for the assessed worth is to determine taxes; that is all. This value is recorded and combined with the tax percentages of the region. Such is different from the FAIR MARKET PRICE. Fair market value is the price that a house can fetch on the open market. This is the value that educated, motivated, and willing purchasers will offer to procure the property from a seller who is selling of their own free will. Fair Market Value is created by looking to comparable properties which have sold in the previous three to six months. (If no comparable homes are available, the timetable may have to be expanded.) Based on these homes’ asking prices–these are called “comps”–the representatives counsel the seller on a reasonable asking price. Once a price is arrived at between a buyer and seller, this becomes the fair market value of a specific property. Thus, it stands to reason that before making an offer, a buyer must examine comps themselves to come to an understanding of what is reasonable and fair.

The most significant oversight most individuals make when purchasing  Redlands foreclosures is getting in over their heads financially, says Leo Nordine, owner of Nordine Realtors in Hermosa Beach.

“If you can not afford to get a 30-year fixed, you can not afford the house. I cannot tell you how many houses I have marketed far more than once due to the fact the buyer didn’t do their homework and ended up losing the house to foreclosure two years down the road,” said Nordine, who has specialized in foreclosure property since 1990.

Continue to keep an eye out for outstanding liens, loans, fees and tax debts that could reassign and become your own personal post-sale head ache.
