Investment Property Query?
Posted by admin in property in sydney on 11 26th, 2010‘A’ has a mortgage in Sydney. ‘B’ has a mortgage in Sydney. Can A rent his property to B and vice versa to take maximum advantage of negative gearing? Are there any risks involved? IS this illegal or would they simply be working the system legally?
It is quite legal, nothing stoping you doing this from what i understand. It is a bit more complicated than you say as you will have to declare that you are recieving an income from your rental property, your investment costs (interest etc) is claimable as a deduction at the end of the year.

St. George Community Housing (Sydney, Australia) established in 1985 is a not-for-profit government funded housing provider providing secure, appropriate & affordable community-based rental housing in Sydney — this you can read on their main web page.
That is NOT truth! They based rent on economic base but they don’t maintaining property to follow that base. More clear: Economic price is base on building with security doors, well maintaining and secure living.
In contrary we don’t have anything of that! NO security doors, NO well maintaining and NO security living!
For last 5 years our main door didn’t work properly even 5 months!!! Always is same story: we make complain and after 1 or 2 months we asked what’s going on and always some answer: we wait for best offer! And after another 1 or 2 months and ours new complaints they send someone to put one or two screws to fix it temporally. After 1-2 months start some story!
All what they care about is ECONOMIC PRICE! With this strategy they push ordinary people out from the property. SGCH build economic price 40% more then they deserve and people who find some job left property like this because flats in buildings all around are drastically cheaper! In St George count how they solved one problem more and then they put inside some of ordinary domestic drag or alcoholics people who bring us every day Police around building. They simple smash everything and NOTHING could be done! But St George Community Housing will be honored for their WELL DONE JOB!!! We don’t know how many points like this they collect this year but I’m sure they will be rewarded!
There are some of picture which show just part of “well maintaining property”. I didn’t post picture of common steps carpet which look so dirty that you need gas mask, and darkness in and around the building is one old problem.
