Possible relocation to Sydney Australia?

Posted by admin in sydney real estate on 03 31st, 2010

My wife works for a major bank in Florida and is looking into a V.P. position in Sydney Australia. I am 55 and retired with a 13yr old son
and 20 yr old daughter in her 2nd year of college. Can anyone give me any input on Sydney living as in crime, cost of living, gun laws, taxes, health care, education, real estate rentals, areas to stay away from, cable TV, sports, credit markets, fishing, food shopping, driving licenses, etc.
I know it’s a bit much to ask but any input is appreciated.

hi, this is Dirtyangel. The user above.. my answer got cut short by yahoo cos it was too long and i spent alot of time answering your question **i spent 30 minutes writing it all** soo i had to copy and paste what yahoo cut off from my long answer and use this account to answer the rest.. below is the rest of my answer

for example… the same luis vuitton bag in america is US$350 YET in australia the same bag here in the luis vuitton store is US$450. THEY put extra huge mark ups more than in america so its cheaper to buy designer stuff in america than it is in here.

here are some handy websites.. i use these websites on a regular basis..
for groceries and food prices… here are 2 major big supermarket/grocery stores here.. hey are coles and woolworths.

if u want to browse to get a gist of prices here is the websites

http://www.coles.com.au/

http://www.woolworths.com.au/

to view the prices u need to put a postcode.. so just type in 2000 for postcode as thats the sydney postcode and u can view prices there..

http://www.iselect.com.au is for health insurance.. it is a non-biased free health insurance comparison site where u just put in all your needs and it comes back with health insurances tailored to your needs etc and the prices and health insurance companies. it is free to use..

http://www.domain.com.au/ is to find places to buy/rent and it will show u rental prices and house prices.. sydney varies in house and rent prices which is why i cannot tell u an exact rental/house price range..
the best areas in sydney with lower crime and the more affluent areas in sydney is either lower north shore or eastern suburbs
if u r looking for an estimate in rent.. go to that site… click on the rent button on the top of the page… click on the state NSW on the map.. it will then ask u for a sydney region… for a start just click north shore lower and eastern suburbs..

click continue and the next webpage u can fill in what u r looking for… how many bedrooms/bathrooms etc and just click on all suburbs for now and then it will list all the properties available in your criteria and prices… it includes pictures and a map as well of all the listings.. it also includes suburb profiles if u want to learn more about a suburb.

this is our pay tv website… we only have 1 paytv company available in australia http://www.foxtel.com.au/shop/get-foxtel…
it gives u prices and packages and i also has a tv guide on the website so u will know what u will get on pay tv.. as u will see… yes its not as great as US paytv

here is a website showing our tax rates http://www.ato.gov.au/youth/content.asp?…

as u can see… we have high taxes.

here is a higher education website… for diplomas and courses.. what i was talking bout before

https://www.tafensw.edu.au/

here is a link to a list of nsw/Sydney Universities.. these are for degrees explained above the difference between the 2 links

http://www.australian-universities.com/d…

i dont know what else to write about… i cant put any input on fishing or more on sports as iam a 23 yr old female.. lol i dont know much bout fishing or sports so i cant write anything more on it. lol

if u have any more questions… send me an email and id be happy to help or answer any more answers..

if u chose me 4 best answer pls chose my above account dirtyangel . thanx.

Can tighter credit rules cause property prices to collapse?

Posted by admin in buy property sydney on 03 31st, 2010

A major Australian bank has cut its loan-to-value ratio (LVR) for new customers to just 87 per cent of the property’s value. Although it may appear relatively small, such a cut has a disproportionate effect on how much people can borrow and can halve the value of the property they can afford to buy.

"If you have a $50,000 deposit and you can get a 95 per cent loan, you are able to bid on a property worth $1 million," said Steve Keen, associate professor of economics at the University of Western Sydney. "But if the LVR is cut to 90 per cent, your $50,000 deposit is only equivalent to 10 per cent deposit on a $500,000 property, so the amount you can spend is halved."

It was this same tightening of credit that led to the collapse of property prices in the UK in 2008, even though the country was still suffering from a massive shortgage of homes at the time.

See the article and discussion here: http://www.roundinspirals.com/viewtopic.php?f=15&t=124

The real estate market is following one and one only simple rule: supply and demand, and the price will fluctuate according to demand. The price of your home is only worth as much as the next person is willing to pay.

Loan is a bank’s major business, so in a way you should be able to get whatever loan you need as long as you are willing to pay the interest. This tightening credit rule only creates a shortage of credit, so in turn bank can charge more on interest.

I need help with the cost of living in Sydney suburbs?

Posted by admin in sydney property rent on 03 30th, 2010

My company has offered me a relocation from London to Sydney, it’s a great city and I’d love to relocate but I’m trying to work out if I can afford it. I know what I’ll be earning after taxes, and I know the cost of property and renting, but I need help with other living costs.

Can you help me with typical monthly costs for gas, electricity, water, telephone? Also do I have to pay any local taxes or property taxes like I do in the UK? Finally can you help with the annual cost of property insurance, and the cost of insuring a typical family car?

For information I’m looking to rent or buy a 4 bedroom house somewhere in the Hills. Thanks

about 2Gs per year on taxes and approx 800 per month

where is the best place to live and bring up young children in or near Sydney?

Posted by admin in property in sydney on 03 30th, 2010

we are looking for a peacefull and clean area close to the beach but within reach of the city we have approx $1,000,000 to spend on a property we are also looking for private schools to send our young children to, any advice would be great, thanks John

Sydney coastal areas are way to expensive and 1mill wont be enough.

My suggestion is to move away from the city to Wollongong, property prices are more realistic to your budget. We also have private schooling and is a great place to raise kids.

Majority of the area is along the coast and is only 1-1.5hrs south of sydney, away from the hustle and bustle but still close enough.

If you want somewhere peaceful I suggest Shellharbour or Kiama.

Wollongong is quickly becoming another suburb of Sydney, so you wont miss out on anything.

Feel free to message me through the link on my profile if you have any questions on Wollongong and the surrounding areas. I was born and bred in the gong and will never leave.

EDIT~ Jess you must drive bloody slow then, I live in Shellharbour south of Wollongong and it takes 1.5hrs to get to the north shore of Sydney. Did you get lost?

Wollongong is becoming much like a Sydney suburb it terms or housing and property prices and not to mention alot of people that work in Sydney live in Wollongong.

Northern beaches and north shore is way to expensive, you’ll only get a dump for $1mill there.
